What makes a winning real estate offer these days? Here are some strategies we've been seeing lately:
The earnest money deposit is at least 3% (or more depending on location and situation) of the purchase price. This signals to the seller that the buyer is serious and committed.
The buyer has a fully underwritten pre-approval — a "conditional mortgage approval" is considered the most comprehensive pre-approval a buyer can receive.
The buyer understands the needs of the seller. (What terms are they looking for? What creative things can we do to meet them?) They keep these wants in mind when writing their offer.
