You might be surprised, but we typically tell our clients to skip the updates below in favor of other things to get the best ROI:
No: New carpet
Yes: Vinyl plank has (typically) shown to be a better investment.
No: Installing a pool
Yes: Save your money and spend time sprucing up your yard. Pools can sometimes be more of a buyer turn-off than a selling point.
No: Fancy landscaping
Yes: Weeding, mulching, pruning & fresh flowers, yes! However, expensive yard makeovers don’t typically pay off.
No: Personalized upgrades
Yes: Neutral paint is your best friend. Themed rooms & bold paint colors can make it difficult for buyers to envision themselves in the home.
No: Kitchen remodel
Yes: Small updates like new cabinet hardware and updated fixtures go a long way.
No: Bathroom overhaul
Yes: Functional updates like re-grouting tile, replacing fixtures, or updating the vanity are fantastic options.
